When I was young, my family used to vacation to the Great Smoky Mountains National Park all the time. I loved the mountains, and it wasn’t long before I set my sights on Rocky Mountain National Park. It was my dream to one day travel to the Rocky Mountains. From a very young age, I grew up always imagining what it would be like to live in Colorado. Fortunately, through education, persistence, and a little luck, I eventually was able to realize that dream, moving my family to the Boulder area in 2006.

My personal Experience in Real Estate
I was very fortunate that my previous career as a teacher took me all over the country. I have lived in six different states in my life, visited 49 of the 50 states (Alaska or bust!), and personally owned three homes. My family and I bought our first home in 2000. I was in my late 20s at the time, did not have much money, and definitely had no idea how to purchase a home. But just like with everything else in my life, I turned to education. I bought a course on TV (buying online was not a thing yet!) that taught "how to buy your first home or investment property with little to no money down." Besides just teaching me the terminology, and understanding the world of real estate, it taught me more than 20 different ways to buy a home with little to no down payment. I quickly learned that even though I had maybe $1000 in my pocket at the time, I could become a homeowner.
As my career as a teacher progressed, earning a doctorate degree in the process, I got my first major university position at the University of Colorado Boulder, which is where I bought my second home. I was able to use the equity in my first home (one of the many techniques for buying a home with no down payment) to upgrade to a home that was 4 times the price of my first!
Building Wealth with Real Estate
Owning real estate is one of the best ways to build wealth. While there are advantages to renting, your hard-earned cash is going into someone else’s pocket. Also, I learned from experience that when you stay in the same apartment year after year the rent continues to go up with each lease renewal. Typical workers have not seen their wages grow in years, yet the cost of rental housing continues to rise. When you own your own home, it is possible to have payments that can be less than rent payments and are set for the life of the loan. It is possible to build a savings account in the form of equity and to have your home increase in value each year. And, it is possible to reap huge tax benefits that can mean the difference between owing money to the IRS or receiving a nice refund!
